This was the context for the Rue Marceau project, a 54 m² apartment with strong potential but poor layout optimization. The goal was clear: divide and completely renovate the property to create two independent studios, each perfectly adapted to Nice’s rental market.

  • A 24 m² studio, designed for long-term rental.

  • A 30 m² studio, tailored for short-term Airbnb stays.

Apartment Division in Nice: An Interior Architect’s Approach


Dividing an apartment isn’t just about adding walls. It requires a careful study of:

  • Circulation: ensuring each studio feels fluid and comfortable.

  • Natural light: preserving brightness, essential in the south of France.

  • Proportions: clearly defining spaces (sleeping area, living room, kitchen).

  • Materials and colors: making small surfaces appear more spacious.

This project is a perfect example of what I love to achieve as an interior architect in Nice: combining aesthetic appeal, everyday comfort, and property profitability.


Designing a 24 m² Studio for Long-Term Rental

This studio was created for a student or young professional needing a compact yet comfortable living space.

Key renovation and design highlights:

  • A real 140 cm bed in a separate sleeping area – a big advantage compared to a sofa bed.

  • A modern bathroom with a 120 cm shower, practical and comfortable.

  • A functional living area: open kitchen with full equipment, round dining table for two, and a cozy sofa.

  • Natural materials and light tones: creating a relaxing atmosphere while visually enlarging the space.

Result: an optimized long-term rental studio that feels bigger than its actual size.


Atelier de Line Tip: When designing a small studio, always choose compact but full-size furniture (a real double bed, a wide shower). This greatly enhances comfort and makes the apartment more attractive to tenants.



A 30 m² Studio Designed for Airbnb Short-Term Rental

The second studio was conceived to stand out in Nice’s competitive short-term rental market. Here, guest experience and impactful design were top priorities.

Key design highlights:

  • A king-size 160 cm bed – the number one criterion for Airbnb guests.

  • An XXL Italian shower of 160 cm – the second most important feature in a seasonal rental.

  • A welcoming living space with a two-seater sofa, wall-mounted TV, and dining area.

  • A modern open kitchen with full equipment.

  • A deep blue accent wall behind the bed visually separates the sleeping area from the living area.

  • Warm tones and natural materials to reinforce a relaxing, hotel-like atmosphere.

Result: a seasonal rental studio that combines hotel-level comfort with striking interior design.

  1. The bed – spacious and comfortable.

  2. The bathroom, especially the shower – modern and generous.Then add a signature design element (colored wall, designer light fixture) to boost photo appeal and booking rates.

  1. Visually divide zones (sleeping, living, cooking) with colors, rugs, or room dividers.

  2. Invest in the bathroom: a spacious shower dramatically increases property value.

  3. Maximize natural light and use light tones for an airy feel.

  4. Choose multifunctional furniture and vertical storage.

  5. Create one strong decorative element that catches the eye in photos and makes the property memorable.
